Privacy policy

This policy explains what Homes Off Market collects, why we collect it, who it is shared with, and how you can access or delete it. It is written to the Australian Privacy Principles under the Privacy Act 1988 (Cth).
Who we are
Homes Off Market is operated by Connor Thomas Temenes (ABN 20 786 534 534), Sunshine Coast, QLD 4551, Australia. We are an advertising venue: property owners and licensed agents publish listings, and buyers contact them directly. We never sell, negotiate or appraise property, and we never handle deposits or any part of a transaction.
What we collect
We only collect what the service needs to work.
- Account. Your email address, and a password if you set one. Passwords are stored hashed by our authentication provider and are never visible to us. Optionally your name and phone number.
- If you list a property. The street address, suburb, postcode, price, property details, description, features and photos you enter, plus the contact name you choose to display. If you are a licensed agent, your agency name and licence number.
- If you enquire on a listing. Your name, email address, optional phone number and your message, which are sent to that listing's owner.
- If you save homes or searches. The listings you save and the search filters you save, so we can alert you to matches.
- If you turn on app notifications. A device push token and whether the device is iOS or Android. This identifies the device, not you personally, and is removed when you sign out or turn notifications off.
- If you download the seller's guide. Your email address, optional name and phone, and your IP address. The IP is kept only to rate-limit abuse of that form.
- Usage records. A count of AI description requests, to enforce fair-use limits, and a record of which alerts we have already sent you so you are not emailed twice about the same home.
We do not collect your location, your contacts, or anything from other apps. We do not use advertising trackers or sell personal information to anyone.
What other people can see
A listing is public. Everything in it is visible to anyone browsing the site or app, with two exceptions you control:
- Street address. Hidden by default. Only the suburb, state and postcode are shown unless you switch the address on.
- Price. Can be hidden, in which case the listing reads “price on enquiry”.
Your email address is never shown publicly. When you enquire, only that listing's owner receives your name, email, message and phone number if you gave one, so they can reply to you directly.
Who we share it with
We use a small number of service providers to run the platform. They process data on our instructions only, and none of them are permitted to use it for their own purposes.
- Supabase, database, file storage and authentication. Our data is hosted in Sydney, Australia.
- Vercel, website and API hosting.
- Resend, sending confirmation and password reset emails, enquiry notifications and alerts.
- Expo, delivering push notifications to your device, if you turn them on.
- Anthropic, if you use the AI description writer, the property details you entered are sent to generate the draft. It is not used to train their models.
- Stripe, if paid plans are offered in future, card details go directly to Stripe. We never see or store card numbers.
Some of these providers operate overseas, which means your information may be handled outside Australia. We only use providers that commit to protecting it to a comparable standard.
How long we keep it
Your account data is kept while your account is open. Listings are kept while they are published and for a reasonable period afterwards. Enquiries are kept by the seller as a record of the conversation. Guide sign-ups are kept until you unsubscribe.
Deleting your account
You can delete your account at any time, from this page or in the app under Account. Deletion is immediate and permanent, and removes your profile, your listings and their photos, your saved homes and searches, and your notification tokens.
One thing survives: if you sent an enquiry, the seller keeps their copy as a record of the conversation. We strip your name and email from it, so it no longer identifies you.
Accessing or correcting your information
You can view and edit your listings and saved items at any time while signed in. To request a copy of everything we hold about you, or to have something corrected, email privacy@homesoffmarket.com.au. We will respond within 30 days.
Security
Access to data is enforced at the database level, not just in the app: rules on every table restrict each row to the people entitled to see it. Traffic is encrypted in transit. No system is perfect, and if a breach ever occurs that is likely to cause serious harm we will notify you and the Office of the Australian Information Commissioner as the Notifiable Data Breaches scheme requires.
Children
The service is intended for people aged 18 and over, and is not directed at children.
Complaints
If you think we have mishandled your information, email privacy@homesoffmarket.com.au and we will investigate. If you are not satisfied with our response, you can complain to the Office of the Australian Information Commissioner at oaic.gov.au or on 1300 363 992.
Changes
If we change this policy we will update the date at the top, and tell you directly if the change materially affects how we handle your information.
